Fall Lawn Fix: How to Aerate and Overseed Like a Pro This August

If your lawn is looking tired, patchy, or thin after summer stress, August is your golden window to bring it back to life. Aerating and overseeding now helps your lawn thicken up, outcompete weeds, and bounce back stronger for next year. Here’s how—and why—it works.

Why August?

Late summer gives you warm soil (ideal for seed germination) and cooler nights that reduce stress on new seedlings. That combination leads to faster establishment, fewer weeds, and a more vigorous lawn come fall.

Step 1: Aerate the Lawn

Aeration relieves soil compaction and allows air, water, and nutrients to penetrate deep into the root zone.

• Use a Core Aerator: These machines remove plugs of soil and create ideal pockets for seed-to-soil contact.
• When to Aerate: Do it when the soil is slightly moist—not soggy or bone dry.

Step 2: Overseed

Spreading fresh grass seed right after aerating gives that seed the best chance to root quickly and evenly.

• Choose the Right Seed: Whether you need sun, shade, high-traffic, or low-maintenance, we can help pick the right blend for your lawn.
• Seeding Rates Matter: Don’t overdo it—most overseeding calls for 4–6 lbs per 1,000 sq ft.
• Spread Evenly: Use a broadcast or drop spreader for consistent coverage.

  

Step 3: Feed and Water

• Starter Fertilizer: Apply a phosphorus-rich starter fertilizer to give new roots a strong start.  A free soil test lets us know if you need it and how much.
• Keep it Moist: Water daily (lightly but frequently) until germination, then gradually transition to deeper, less frequent watering.

Pro Tips for Success

• Mow Low Before You Start: Mowing to 2″ before aerating and seeding opens the canopy and helps light reach new seedlings.
• Keep Foot Traffic Off: Avoid walking on newly seeded areas for at least 2–3 weeks.
• Seed-to-Soil Contact is King: That’s why aerating first is such a game changer.
